Rezone Sought

Developer Buster Heitman is requesting a rezone of 1.6 acres between Conklin and Carnine streets along Sprague Avenue.

The land is currently zoned UR-22, which allows 22 dwelling units per acre. Heitman is seeking to have the parcel zoned B-3 for regional business uses such as supermarkets and hotels.

Heitman intends to build a 19-acre commercial complex at the intersection of Sprague and Conklin. The complex will be built on four parcels of land - a 10-acre parcel, a 6-acre parcel and two 1-1/2 acre lots.

The rezone request is for one of the 1-1/2-acre lots. That lot is divided into five lots, each a third-acre, said county planner Louis Webster.

Webber said the comprehensive plan supports B-3 zoning in that area. “This one’s pretty straight forward,” said Webster.

A public hearing will be held at 1:30 p.m., April 23 in the Hearing Room, Public Works Building, 1026 W. Broadway.
