Developer Wants Project To Serve Industrial Park

A multimillion-dollar commercial complex is planned for a 21-acre parcel adjacent to Spokane Business and Industrial Park.

The developer, Crown West Realty, is requesting a rezone of the acreage, located at the southeast corner of the Sullivan Road and B Street.

Crown West is a Spokane-based real estate investment company that owns the 600-acre industrial park.

The parcel currently is zoned B-2 and I-1 for community business and industrial uses. Crown West is seeking a rezone to I-2 or light industrial, which allows for industrial and regional business uses.

Included in the plans are:

A 59-room hotel with a 30-room planned expansion.

A 5,000-square foot restaurant and a 4,000-square foot fast-food restaurant.

A 5,000-square foot convenience store.

More than 200,000 square feet of office or manufacturing space.

“The project’s really designed to provide some uses to serve the (industrial) park itself,” said Rick Dullanty, the attorney representing Crown West Realty.

The industrial pads range in space from 110,000 square feet to 25,000 square feet.

Because of the increased traffic volume development along the corridor will generate, Crown West will contribute $30,000 to install a traffic lights at the intersection of Trent and Sullivan, said transportation planner Greg Figg of the state Department of Transportation.

There will be one light at the north ramp to Sullivan and one at the south ramp, Figg said. Future development will also contribute to the project, on which the DOT and Spokane County will work together.

A start date for work on the traffic signals is dependent on available public funding and the rate of development along the Sullivan Road corridor, said Figg.

The project is in compliance with the comprehensive plan for industrial zoning, said county planner Francine Shaw.

The rezone being requested by the developer also allows for such businesses as supermarkets and hotels, which are typically designated by a B-3 zone, Shaw said.

She said planners will recommend approval of the project.
