Cda Home Sales Steady

Single-family home sales in the Coeur d’Alene area mirror last year.

A total of 159 homes have been sold through February this year, exactly the number that had been sold by that time last year.

Sales in Coeur d’Alene, Post Falls and Rathdrum all are down. Areas of strength are Hayden, Dalton and outlying areas of Kootenai County, according to the Coeur d’Alene Multiple Listing Service.

“I think we’re pretty stable compared to last year,” said Richard Jurvelin, MLS president. “If we’re doing anything, it’s a percent here or there.”

A total of 32 homes have been sold this year in Dalton and Hayden, up four from the 28 homes sold by this time last year. Those homes also are fetching slightly higher prices. The average price in that area is $120,093, compared with $115,614 last year.

Sixty homes have sold so far this year in Coeur d’Alene, compared with 64 last year, a 6 percent decrease. Total dollar volume was up 7 percent, with an average price in Coeur d’Alene of $110,994, compared with $103,725 last year.

In Post Falls, only 33 homes have been sold this year, a 15 percent decrease compared with the 39 sold through February 1997. The average price in Post Falls was $101,906, down from $103,867 last year.

Rathdrum sales are holding steady. Eleven homes have sold there so far this year, compared with 12 last year. Average sale price there is up about 8 percent, from $93,971 to $101,395.

Sales of residential properties with acreage also are down compared with last year. Twenty homes have been sold this year, compared with 22 by this time last year. And sales are averaging 18 percent less, at $149,058, compared with $182,036 last year.

Fourteen waterfront properties have sold this year, compared with 12 for the same period last year.
