The Dirt: Retail center coming to corner of Park, Broadway

Spokane-based Headwaters Development Group LLC plans to start construction in June on a neighborhood retail center at the northeast corner of Park and Broadway in Spokane Valley.

The group’s president, Steve Spady, said the project is designed for a 10,000-square-foot retail center at 806 N. Park Road, as well as a free-standing structure at the intersection corner for either a convenience store or fast-food restaurant.

A vacant home on the lot, which is near Park Road Pool, was demolished and some site utility work has begun, Spady said.

Designed by Bernardo|Wills Architects, the retail strip will have room for three to five tenants, which haven’t been determined, he said.

Three Valley sites going up for auction

Sheldon Good & Co., a New York City-based real estate auction company, said it has three commercial properties in Spokane Valley that will be sold in a sealed bidding process.

One property, at 11604 E. Indiana Ave., is a 2.8-acre site that has two parcels on both sides of Indiana and a 35,820-square-foot, single-story building in shell condition on one of the parcels. The second parcel has fencing, paving and room to park 175 vehicles.

Another property, located at 12122 E. First Ave., has 1.68 acres and a 4,000-square-foot building for office and storage.

The third property is at 11804 E. First Ave., near Sprague Avenue. It’s a 1.6-acre site with a 2,400-square-foot service garage and a 2,300-square-foot office building.

Pet store will become Apple Valley clinic

Baker Construction & Development has started refurbishing the former Evergreen Pet Store in Spokane Valley for a dental clinic.

Apple Valley Dental & Orthodontics, which has another facility at 2929 N. Market St., will open its Valley facility at 14319 E. Sprague Ave. The city of Spokane Valley lists a $900,000 project value for the remodel, interior addition of walls and rooms, and new exterior work.

In 2013, Yakima-based dentist Dr. Derek Thompson with Apple Valley Dental purchased two properties in Spokane for new clinics that included the Sprague property for about $650,000 and another at 2121 N. Division St. for roughly $300,000. Apple Valley Dental also has clinics in Yakima, Sunnyside, Pasco and Seattle.
