The Dirt: Former Itronix building sells for $10.5 million, Providence to open Lincoln Heights clinic

A Denver-based investment group paid $10.5 million to buy the former General Dynamics Itronix Building in Spokane Valley. Under the June 17 transaction, three tenants will remain.

Mirabeau Properties LLC bought the property, at 12825 E. Mirabeau Parkway, from seller Mirabeau Spokane LLC of Los Angeles. The 121,405-square-foot facility was built in 2006 by Itronix, once a thriving local maker of rugged computers and handheld devices.

In 2005, Itronix was acquired by defense department contractor General Dynamics, which by 2009 moved Itronix operations to Florida and a few years later ended production of its items. The former headquarters became a multitenant building.

Mirabeau Properties retained NAI Black for building management. Tenants include contract manufacturer Servatron Inc., electronic payment processor Merchant e-Solutions and the cloud-computing business Salesforce.com. A 10,000-square-foot space is available to lease.

Chris Bell and Dave Black, both of Black Commercial, were the brokers for the purchase. Bell said the deal shows market strength, because institutional investment buyers are looking again at Spokane, which hasn’t been the case for years.

Itronix became a Spokane success story after it spun off in 1993 from Itron Inc., a local producer of meters and software services for the utility industry. By 2003, Intronix had more than 500 area workers.

Play It Again Sports opening at Five Mile

J&J Sports LLC is opening Play It Again Sports in the Five Mile Shopping Center.

The store will sell sporting goods merchandise under consignment at 1808 W. Francis Ave.

Colin Conway and Chad Carper, both of Kiemle & Hagood, represented the landlord. Bill Duffy, of Goodale & Barbieri, assisted the tenant.

Providence Health to open Lincoln Heights clinic

Providence Health & Services has leased nearly 3,000 square feet to open an express-care, walk-in South Hill clinic in the Lincoln Heights Shopping Center, at 2923 E. 29th Ave.

Colin Conway and Chad Carper, of Kiemle & Hagood, as well as Chris Bornhoft, of Windermere/Manito, were the brokers.

Accounting, consulting firm leases Cutter Tower space

Heiskell MacGillivray & Associates, an accounting and consulting business, has leased more than 4,500 square feet in the Cutter Tower, 510 W. Riverside Ave., in Spokane.

The business plans to move this fall from 1516 W. Riverside. Craig Soehren, of Kiemle & Hagood, assisted with the transaction.
