Council To Vote On Subdivision Tonight Planning Commission Endorses Plan Despite Pressure On Water, Sewer Lines
It would tax already-strained water and sewer lines and be difficult territory for fire trucks.
But the Coeur d’Alene Planning Commission is recommending the City Council allow a four-home subdivision on Fernan Hill Road.
The council is expected to decide tonight during its regular meeting at 7 at City Hall.
The 8-acre parcel, adjacent to the eastern edge of city limits, is owned by Rodney and Janet Ward.
The Wards are asking the city to annex the land and allow it to be split into four lots.
It is on steep ground, something that has caused problems with other subdivisions, such as Armstrong Park.
So when the question came up in October, the council asked City Engineer Gordon Dobler to consider those problems.
His report suggests that without modifications to the system, the additional sewage from the four homes may add an odor to the neighborhood. There also are questions about water supply and pressure, which means the new homes would have to have sprinkler systems.
The Planning Commission also is recommending that shake roofs not be allowed and that the city check out soil stability before issuing building permits.
The council also will consider Kenneth Cox’s appeal to put a house on a narrow lot bordered by 10th Street, Honeysuckle Drive and Gilbert Avenue. The Planning Commission voted not to waive setback rules that would make it possible for the North Idaho Community Action Agency to move a house onto the lot.
In other business the council is expected to:
Approve new contracts for medical and dental insurance for city employees.
Rule on the request for stop signs at the intersection of Empire Avenue and Military Drive.
People living near the intersection have asked for the traffic control because of the number of cars traveling in the area and the perception that many are speeding.
