Executive Court to see major changes

The Ridpath Hotel’s former Executive Court in downtown Spokane is about to undergo a transformation into a flashy metallic 56-unit condominium building called City Place.

The exterior façade will incorporate a metal frame with “architectural mesh” and “unique lighting,” said Dave Black, CEO of Tomlinson Black Commercial and a partner in the project.

“I think people are going to wake up one day and see this building and wonder where it came from.”

Units will range in size from 483 square feet to 714 square feet and in price from $179,000 to $249,000, Black said, adding that about 55 people have signed up for an opportunity to attend a sales event sometime this summer, when the units will initially be offered for sale.

“The anticipation is that we hope to finish our plans and have a permit in July,” said Grant Person, a Tomlinson Black investment specialist and a partner in the project.

The two other partners are Greg Jeffreys, owner of G.J.’s General Contractors in Spokane, and Scott Taylor, owner of a Phoenix, Ariz., apartment-building business called Mark-Taylor Inc.

The partners bought the First Avenue section of the hotel in January for $3.3 million. They’re investing $12 million into the project, which Person said should be ready for occupancy by winter. Residents will receive one parking space in an underground garage with their units and will have the use of an elaborate recreation area, complete with swimming pool, a hot tub and a sun deck with barbecues.

“It’s going to be a happening place,” Black said. The four floors of condos will be stacked atop ground-floor retail that could include a grocery store and health club.
