A second phase of a multibuilding industrial development will soon be underway at the Spokane Business & Industrial Park in Spokane Valley.
Crown West Realty, owner and manager of The Park, recently filed a building permit application with the city to build a 120,000-square-foot LEED-certified structure at 16619 E. Euclid Ave. with cross-dock capacity and 135 truck courts.
The building permit valuation is $6.7 million, according to the application.
The proposed building will mark the second phase of the Euclid Logistics Center, which will consist of four structures spanning a total of 500,000 square feet and will transform the southeast corner of The Park into “a state-of-the-art distribution and logistics center,” according to Crown West Realty’s website.
Crown West Realty earlier this year completed the first phase of the project, consisting of a 120,000-square-foot LEED-certified building. The building is fully leased, according to a company release.
Phase 2 of Euclid Logistics Center is slated for completion in spring 2021. Spokane-based Russell C. Page Architects is designing the project. The project contractor is Divcon Inc., of Spokane Valley.
Crown West Realty is a privately owned real estate investment, development and management firm with offices in Spokane, New York City, Denver, Phoenix and Tucson, Arizona.
The Park has more than 120 companies and 4,500 employees.
Sammy’s Pit Stop coming to Spokane
A new convenience store and gas station could be coming to a vacant site near Appleway Boulevard and Thierman Road in Spokane Valley.
Property owners Ajit & Hardish Khinda filed a building permit application with the city to construct Sammy’s Pit Stop, a 10,120-square-foot convenience store and gas station at 102 S. Thierman Road.
The project valuation is $1.1 million, according to the application.
The project contractor is Khinda Properties LLC, of Spokane Valley. The project architect is Spokane-based Uptic Studios.
Senior-living plans moves forward
A multiphase independent senior-living redevelopment by Rockwood Retirement Communities and Whitworth University is moving forward with plans and funding underway for a second phase of the project.
Spokane County issued a building permit for a four-story structure totaling 237,000 square feet at 10322 N. Middleton Drive. The building, when complete, will contain 117 independent-living units, multiple dining venues, a coffee shop, fitness center, event space, salon and spa, and parking, among other amenities.
The building is valued at $21 million, according to the application with the county.
Spokane-based Walker Construction Inc. is the project contractor.
Michael O’ Malley of Spokane-based NAC Architecture is designing the project.
In a news release last week, Rockwood Retirement Communities announced it secured more than $81 million in bond financing for redevelopment of Rockwood Hawthorne into Rockwood at Whitworth.
A portion of that financing will be used toward building the second phase of the project, according to the news release.
The redevelopment, which broke ground last year, is being undertaken in a phased approach to allow current residents of Rockwood Hawthorne to move into the first building, which is scheduled for completion in March .
The first phase, Palvella Glen, will feature 48 assisted-living apartments, 24 memory support suites as well as common spaces, according to the release.
Palvella Glen will incorporate a new “enhanced assisted living” model that allows residents to remain comfortable in their assisted-living apartments while receiving care.
Because of the new enhanced assisted-living method, Rockwood will close its 20-bed skilled-nursing once the new building is complete, according to the release.
Rockwood Retirement Communities and Whitworth University formed a partnership in 2019 to provide opportunities for intergenerational learning, community service, academic programming and alumni engagement.
Residents in the retirement community will have access to discounted courses and the university’s library, athletic and performing arts events.
Dental office to be new tenant
West Plains Dental will be the newest tenant in a retail building near the West Plains Transit Center in Airway Heights.
Cheney-based Jongeward Construction & Development obtained a building permit from Spokane County to renovate a 1,900-square-foot space into West Plains Dental, at 10507 W. Aero Road, Suite 4.
It’s unclear if the existing West Plains Dental location at 9713 W. Sunset Highway in Airway Heights will be moving to the new location on Aero Road.
West Plains Dental was unavailable for comment.
The project valuation is $175,000, according to the building permit.
Spokane-based Fairways Commercial Investments LLC owns the building, which has space for four tenants.
Last month, permits were approved for renovations to tenant spaces in the building to make way for a nail salon and El Comalon Mexican Restaurant, which is opening a second location to go with its flagship restaurant at 10414 W. U.S. Highway 2 in Airway Heights.
