Kendall Yards looking ahead at retail

Black Rock Development could start securing retail tenants for Kendall Yards sometime in the next year.

The Coeur d’Alene-based development company, owned by Marshall Chesrown, has the city of Spokane’s approval to build up to a million-square feet of commercial space and 2,600 residential units. Kendall Yards is planned for 78 acres of property on the north side of the Spokane River, west of Monroe Street.

Roger Nelson, president of Black Rock Development, said half to two-thirds of the first 20 acres developed will be mixed-use commercial space —including retail.

Nelson said the company, which specializes in building high-end houses and golf courses, is discussing possible partnerships with people who have retail expertise.

Putting together a mix of retailers can be challenging, he explained, because some seek out locations near a specific group of stores. Black Rock representatives have had preliminary discussions with local Realtors who have mentioned some 200 potential companies could be interested in locating at Kendall Yards, he said, but nothing has been solidified.

Black Rock representatives plan to visit the International Council of Shopping Centers convention this spring. Nelson said of Yendall Yards: “Could we attract a Whole Foods? Could we attract a Trader Joe’s? That remains to be seen.”
