Morningside Subdivision Selected Site For 1997 Showcase Of Homes

The Valley’s Morningside subdivision has been chosen as the site for the Spokane Home Builders Association’s 1997 Showcase of Homes.

With mountain and Valley views from every location and an 11-acre park for residents, Dahm Development’s Morningside seemed like the best possible choice, said the association’s executive officer, Al Haslebacher.

“Its amenities looked very attractive to us,” he said.

Also part of the decision was the amount of development and construction that has already taken place at Morningside, located at 32nd and Chapman. Construction of some homes is under way and some roads within the subdivision have been paved. Those two factors, Haslebacher said, put Morningside way ahead of other potential home show sites.

The builders association has been presenting a home show for more than 40 years, Haslebacher said.

The last time the Valley played host to the showcase was in 1989, Haslebacher said, when Liberty Lake was the site. This year’s home show on the North Side featured seven homes on the Five Mile bluff.

Haslebacher said he expects the Morningside home show will feature 14 homes. The homes will be within the Morningside and the Viewmont at Morningside areas of the subdivision.

“This will bring attention to the subdivision and to that area,” said Bob Krafft, associate broker with Windemere Real Estate. “People often won’t venture out into the outlying areas. So the showcase is another plus.”

The more than 400 lots throughout the subdivision are valued between $40,000 and $75,000, said Bryan Walker, the Tomlinson Black-Valley owner who’s marketing the subdivision for Dahm Development.

Viewmont homes will range in size from 2,000 to 2,800 square feet and will cost between $200,000 and $275,000. Morningside homes will range in size from 1,900 to 4,000 square feet and will cost between $275,000 and $600,000.

The entire Morningside development will feature landscaping with brick and stone around the houses, Walker said. There also will be entry monuments and ornate street lighting, he said.

Some areas within the subdivision will sit behind security gates, Walker said, but most of the subdivision will be served by public roads.
