Exceptions Required To Comprehensive Plan

Kootenai County commissioners will decide the future of the Scarcello Ranch subdivision proposal on Wednesday.

They’ll meet at 6 p.m. on the lower level of the county administration building.

To approve Scarcello Ranch, commissioners must make two exceptions to the county’s comprehensive plan.

The plan calls for subdivisions to be adjacent to existing developments. This one would be an island surrounded by ranch and forest land.

The plan calls for five-acre lot minimum in rural areas. Developer Charles Potts wants to build the county’s first two-acre-lot subdivision.

Still, Potts is “guardedly optimistic” that his project will be approved.

He envisions homes under construction this fall.

The needs the commissioners to approve three items:

A rezone of the 200 acres from rural to ag/suburban.

The specific subdivision plans.

The use of an additional 40 acres for land application of wastewater.

Potts already has approval for land application on 35 wooded acres, which he will use for effluent from Twin Lakes Village six months of the year.
