Zone Change Approved For Apartment Complex

An apartment complex proposed for the Nevada Lidgerwood neighborhood passed an initial stage of the building process.

Hearing Examiner Greg Smith last week approved the zone change and special permit application of property owners Harlan and Maxine Douglass for the Prairie Hills at Grayhawk apartments. Located south of Lincoln Road between Napa and Helena streets, the complex would have 384 units on about 19 acres.

The zone change applies to about seven acres of the site and would allow multifamily residences. The special permit allows grouping of residences, which would create more open space and room for on-site parks.

The proposed complex contains two parks, a clubhouse, pool and paved pathways surrounding 19 apartment buildings. Sidewalks are also planned to run the perimeter of the development and parking for 726 vehicles will be available in attached and detached garages.

At the hearing, Al French, chair of the Nevada Lidgerwood Neighborhood Council, said the plan is “consistent with the intent of the neighborhood’s growth strategy” and that it would provide affordable housing options for residents.

Two letters expressed opposition to the development, citing concerns of overbuilding on the North Side and the effect apartment buildings might have on neighboring single-family homes.

The last day to appeal the zone change is Jan. 28. The last day to appeal the special permit is Feb. 4.
