Decision On Residential Project Pending Traffic Department Input

Developer Jim Frank has two projects filed with the city hearing examiner. One has been approved, and the other is pending comment from the traffic department.

City Hearing Examiner Greg Smith recently approved a request to subdivide 95.7 acres into 174 single-family lots in the Indian Trail neighborhood.

The site is located west of the Pacific Park 4th Addition, south of Shawnee Avenue.

The project, owned by the Greenstone Corporation and represented by Frank, is in the Aquifer Sensitive Area. Measures would need to be taken during construction to dispose of any storm water runoff caused by the development.

The site is zoned for single-family residential.

The second proposal is for a rezone of 35 acres from light industrial and limited residential office to single-family residential.

The development, located between Perry and Napa streets and Bruce and Devoe avenues, would include 186 single-family lots on 35 acres and 11 industrial lots on 8.4 acres.

The industrial lots are already zoned for light industrial.

Smith was holding off on issuing his decision until he receives comments from the traffic department regarding street requirements.
