David’S Pizza Requests Zone Change For Parking In/Around: Logan Neighborhood

City Hearing Examiner Greg Smith heard a request Tuesday for a zone change to make room for a new parking lot for David’s Pizza at 829 E. Boone.

Property owners, LLC & M partners, are asking to change the existing two-family residential design zoning to community business.

The city traffic department and planning staff had concerns about the traffic impact to residents who share an alley north of David’s.

Assistant Traffic Engineer Mike Britton recommended that the alley not be used by David’s customers.

City Planner Heather Trautman recommended the construction of a brick wall to protect residents from noise and the glare of headlights.

“If anybody has lived in an apartment you know it’s not enjoyable to live next to the parking lot,” Trautman said.

LLC partners said the off-street parking would allow for a building addition that includes plans for an alfresco burrito diner.

The parking lot would be shared by David’s Pizza and Sonic Burrito next door.

Sonic has four striped parking stalls north of the building while David’s has a limited unstriped parking area fronting the building on Boone.

The property is cited in the community business designation of both the Logan Neighborhood Design Plan and the North Riverbank Design plan.

Neighbors who attended Tuesday’s hearing were concerned that approving the zone change would encourage more businesses to invade residential space.

“I’m afraid (changing the residential zoning to business) will open the door for other businesses to do the same,” said Lucy Reiner, a Logan Neighborhood Steering Committee member.

Because of misinformation about the date of the hearing, Smith said he will accept comment or testimony on the issue for two additional days, until the end of the day today.

Smith should announce his decision with two weeks.
