Developer Has Vision For Vacant Land Plat Sought For Planned Neighborhood On 225-Acre Parcel In Nw Area Of Airway Heights In/Around/Airway Heights
The northwest corner of Airway Heights someday could be dotted with homes, apartments and businesses connected by paved paths and a green belt.
It may not be the image most people have when they think of this strip of a city on the highway between Spokane and Fairchild Air Force Base.
But a developer with 225 acres of land wants to build a cohesive planned neighborhood with parks and open space for its residents.
Much of the housing would be affordable. The development would include a combination of single-family residents, modular homes, manufactured homes, town houses and apartments.
The Airway Heights Planning Commission and City Council have given approval to a master plan submitted by the developers, the Airway Heights LLC.
The developers have applied for a plat for the first 90 housing units.
Complete construction could take 20 years, but when it’s fully developed, the project would have as many as 1,200 residents.
Land-use planner Kathy Ramm of Ramm Associates said the amenities included in the plan are not only good for future residents but also for developers trying to market the homes.
“The developments that provide these types of amenities are doing extremely well,” she said.
One of the key amenities is a 25-foot-wide green belt running through the development. It would have landscaping and an 8-foot-wide paved path.
“You have a good separation between vehicular traffic and people who are walking and bicycling and that kind of thing,” Ramm said.
The land at Craig Road and 12th Avenue is now an open field.
Ramm said covenants would be placed on the property, and a homeowners’ association would be created to ensure that the plan is followed.
