Open Houses can be very much worth the effort

The Sunday Open House activity throughout any area of the country is a time-honored tradition and an interesting one. How does the Open House work for the seller? It can be important for a lot of different reasons.

This way of showcasing a home seldom results in a direct sale for the owner by those people checking out the home. It is, however, a very good way to let a lot of folks know that the home they had possibly admired for years was on the market.

Open Houses mean the owners have it bright and shiny by putting the best features of the house on display. This does take some time and effort, but tidying up the house will pay dividends. Most owners leave their home during an Open House event. They prefer to leave the showing to the agent who will usually log in the visitors’ names and brief the owners on comments, etc., during the event.

REALTORS® Have the Experience

REALTORS® know that when that right person or persons see the home, it can be sold quickly. The buyer may be one of many different visitors.

Probably the first wave of lookers at the home will be neighbors. They will want to compare their home with the one for sale. Some are just curious about the way the home is decorated and are looking for ideas. Some may not have too much to do and this is a good way to spend a Sunday afternoon. And, that’s not necessarily bad because all of these curious people have friends who may be looking for this particular style house.

Those Open House and For Sale signs are important. It is not unusual to hear of a couple out for a Sunday drive in an area of town they like that will see the Open House sign, stop, enter the home and buy it. Just like that! It doesn’t often happen that way, but it happens. This could be a buyer who has been looking for just this place and decided to buy it after a walk-through.

Several Good Reasons

One of the top reasons for holding an Open House is that other REALTORS® who have buyers will drop in to tour the home. They have clients looking for a home and an agent is always looking to fill that need. It helps these tours as no appointment is required for an Open House. If the REALTORS® have buyers looking for a home, they can take advantage of evaluating the Open House to determine if one of their clientsshould see this home if it fits their criteria.

Remember the nosey neighbors who wanted to check out your home for sale? It is not unusual for one of those visitors to buy the home, either.

As you can see, Open Houses are often successful for reasons other than hoping to sell the place to visitors. Often, the folks that drop in might know of others who would be interested in that very home. It does happen.

You never really know for sure when your buyers will be coming through the front door with a REALTOR® who can make their dream of owning that special home a reality.
