You have decided to buy a home. After you have made that decision, it might be best to find the right person to help you along the path to the purchase. Buying real estate can be a complex and major transaction with many details that need to be covered. Enter the buyer representative.
A real estate buyer’s representative represents the buyer who is purchasing property in a real estate transaction. He or she can save you a lot of time in finding a home, locating and buying a home, making the best deal.
In the state of Washington you can have a business arrangement with a licensed real estate agent. Be sure to look for the REALTORS® “R” pin because that agent has subscribed to a Code of Ethics. And, ethics are important.
It is important to discuss the buyer representative’s compensation in the initial interview. In some cases, it is recommended that the buyer and the buyer’s representative agree to the terms of compensation prior to viewing properties, and sign a written agreement based on those terms.
The buyer’s rep works for the buyer. They are generally seasoned REALTORS®, who have spent a number of years at the job of finding and selling homes. The buyer’s rep spends a lot of time finding the best home value possible for the buyer.
He or she can check all of the homes for sale that fit what the buyer has asked for by checking the listings in the Spokane Association of REALTORS®. That saves a lot of time.
Research of the selected properties by the buyer’s rep to identify any problems or issues helps the prospective buyer make the right decision prior to making a proper offer to purchase the property. They work for the buyer and advise the buyer.
The rep will present the offer to the seller’s agent and the seller on the buyer’s behalf. They will negotiate on behalf of the buyer to help to help obtain the identified property – always keeping the buyer’s best interests in mind.
They can assist in securing appropriate financing for the selected property.
Most importantly, the REALTOR® will fully represent the buyer throughout the real estate transaction.
