Senior living community expanding

Evergreen Fountains, a Spokane Valley senior living community, is expanding its facility by adding a three-story residential building and 12 cottage homes.

Construction is expected to start mid-July on roughly 3 acres of land along North Mamer Road, south of and adjacent to the existing complex at 1201 N. Evergreen Road.

Evergreen Fountains, locally owned by Arger family members, opened in 2008 with 106 units as a senior complex of independent- and assisted-living residences.

This phase of work will build a 61,700-square-foot residential building with 39 living units, including one-, two- and three-bedroom apartments, and a sky bridge connecting the structure to Evergreen Fountains’ existing residential building.

TW Clark Construction, of Spokane Valley, is the general contractor. Also being built are parking structures and the cottage homes, which will be two- and three-bedroom residences, said Gene Arger, co-owner and marketing director. The facility offers wellness programs, such as a warm-water therapy pool, exercise gym and personal trainers.

Arger said construction is expected to take about a year and also include a park, putting green, walking trails and a large patio. Evergreen Fountains has started preleasing for the new units.

Riverstone to sell commercial spaces

The commercial spaces in three large buildings within the Village at Riverstone are for sale. After nearly 20 years of developing the large complex in Coeur d’Alene, a developer-owner is seeking a buyer to continue the development’s long-range plans.

Idaho Retail LLC, the project’s owner and developer, has retained Kiemle & Hagood to market the shopping center spaces that total about 92,000 square feet. Riverstone’s commercial spaces are now fully leased, a news release said.

The ground-floor properties have a range of shops, restaurants and professional services totaling about 32 tenants. However, the listing doesn’t include a sizable nearby Riverstone building with Regal Cinemas and other tenants, which is owned separately.

Overall, the entire 150-acre development has various investors and owners, but developer John Stone who is in his early 70s has been the driving force behind the complex for working, shopping and living spaces. Village at Riverstone also has 132 condominiums above the storefronts.

With the exception of the three buildings being marketed, all parcels in the broader development have been sold or are under arrangements to sell, Kiemle & Hagood said.

Lofts planned in Sandpoint

Dover Bay Development plans to start construction this fall of its Sandcreek Lofts at the Sandpoint Marina. The waterfront lofts will have one- and two-bedroom units in downtown Sandpoint.

The development’s building will have four levels, a private courtyard entryway and a total of 13 lofts. The structure also will have a small amount of street-level commercial space. Homes starting at $299,000 offer waterfront views and a rooftop garden.

The lofts are expected to be available for occupancy next summer.

Property manager leases space

Professional Realty Services, an office handling residential properties, has leased just over 3,800 square feet of space in the Northtown Office Building.

The business plans to expand its office into the space at 4407 N. Division St. by August.
