Hearing Scheduled For Subdivision Plan

A West Side developer who owns property near The Fairways Golf Course is trying to subdivide nearly 10 acres of land for about 30 new homes.

The Spokane County hearing examiner has scheduled a public hearing on the preliminary plat application for July 16 at 1:30 p.m. in the commissioners assembly room at the Public Works Building.

The subdivision is being called West Terrace Heights First Addition.

Developer Rich Boyden, a real estate agent from Everett, said he’s going to make the lots available for home buyers who can put up custom-built homes, or to home builders seeking lots for construction.

Even though they will be near the golf course, Boyden said he envisions the homes selling in a moderate price range.

Boyden, who operates under J.D. Builders Inc., said higher priced homes are not selling well in Spokane.

“It seems like the real market is more in the $125,000 to $150,000 range, the working man’s level,” he said.

The homes probably won’t be built for a couple of years, he said.

West Terrace Heights is on Richland Road about a quarter-mile west of Hayford Road. It is near a cluster of manufactured home sites along Hayford. Boyden was the developer for those homes.

West Terrace Heights will be served by city sewer and water, and Boyden is planning to complete the paving of Richland Road.

The county comprehensive plan calls for allowing the area to develop with urban density. The zoning for the land allows 3.5 homes per acre.
