Home sales in the greater Coeur d’Alene area continue to outpace last year.

In November, 155 homes changed hands for a total sales volume of $17.2 million, according to the Coeur d’Alene Multiple Listing Service.

Average sales price for a house on a residential lot was $109,350.

Low interest rates and a strong economy continue to drive home sales. Total year-to-date sales volume is $175.4 million, a 20 percent increase over the same period last year.

Average prices for homes on residential lots have grown about 3 percent from last year.

Hayden Lake/Dalton posted the highest average sales price - $129,024. Homes in Coeur d’Alene and Post Falls sold for an average of $109,816 and $111,799, respectively.

Rathdrum and Spirit Lake posted average sales prices of $97,416, while the average home in Silver Valley sold for $55,699.

Waterfront properties and homes with acreage, meanwhile, experienced declining prices over the past 11 months.

Homes with acreage sold for an average of $157,194, nearly 8 percent less than last year. Waterfront homes sold for an average price of $213,240, a 13 percent decrease.
