Dave Baker, Baker and Associates, has been certified as one of five national instructors in the REALTORS® Land Institute’s newly revised course, Tax Deferred 1031 Real Property Exchanges, at meetings in Washington, D.C. last week.

Baker was commended for his high level of teaching experience and expertise specializing in Tenant In Common 1031 planning. Baker reviewed the material and how to teach the new course and present materials in a classroom setting, along with an emphasis on presentation of the case studies.

“We anticipate this course will be in high demand, mainly as a required course for achieving the ALC designation,” said REALTORS® Land Institute Executive Vice President Janet Branton. “It will also be in demand by the National Association of REALTORS® Resort Specialists who are impacted by 1031 real property exchanges. Many students who have attended the resort course have expressed interest in learning more about 1031 exchanges.”

The goal of the course is to teach real estate practitioners to recognize and evaluate situations in which a 1031 tax-deferred exchange would be advantageous for a client, explain the tax saving benefits of the 1031 exchange as an alternative to selling and buying replacement real estate, and work with the client and a team of experts to structure the transaction.

Joining Baker as instructors were Dan Page, RE/MAX Properties, 1997 president of the REALTORS® Land Institute; Pius Leung, Charter Equity, Inc., Houston; Carmella Ma, CJM Associates, CCIM national instructor, Los Angeles; and Marcie Roggow, Real Estate Investment Co., CCIM National Instructor.

A member of the Spokane Association of REALTORS® since 1982, Baker is a certified financial planner and real estate broker specializing in real estate investments.
