If you’re kicking yourself that you didn’t buy a house or refinance your current home loan when mortgage rates were at historic lows, stop kicking.

Even at about 6.5 percent, rates on standard mortgages are still great, relatively speaking. But there are ways to get an even lower rate, although in all cases, there’s a tradeoff.
