Kitchen: a key room in a home for sale

What is probably the most important room in a home for sale should be of no surprise to buyers of both new and resale homes. It is the kitchen, a spot where the family generally gathers.

“Your kitchen is the most influential room in your home for sale. It can easily make or break a sale. When prospective buyers look at your home, kitchen cleanliness, storage and layout need to be impressive.

“That word cleanliness is very important. So if your home is on the market, this is the perfect time to thoroughly clean all of your cupboards; and drawers, put on new shelf paper to provide your kitchen a fresh clean feeling. Clean sells, especially in the kitchen.

“Buyers look for kitchens with ample accessible storage and work space. Make your kitchen look as spacious and clutter-free as possible. Cleanliness is critical. When your home is on the market, it’s best to remove small appliances such as your toaster, blender, can opener and coffee maker.

“Make productive use of the space in your cabinets, drawers, pantry if you have one. Most buyers want to see how much space is available, not how well you may have filled the space.

“If your kitchen has lots of windows and natural light – take advantage of it. A bright sunny kitchen with gleaming countertops and appliances will be noticed. It will brighten the kitchen.

“Sellers may want to add color and fragrance to the kitchen with cut flowers that fit the area. Floral arrangements can go a long way.

“If the major appliances are being sold with your home, make certain they are spotless and odor-free. Also make sure your sink is in good working order and well-scrubbed dishes are put away.

“If the kitchen is dark and dreary, get some bright lights to show off your newly painted walls and cabinets. A brighter, lighter kitchen painted in a neutral color like white, off-white or beige will open up the room. Your effort will appeal to the majority of buyers.

“If your cabinets are outdated, you may want to spruce them up by changing the knobs or pulls.

“When you are selling your home, you can probably do more than you want to get it done. There are a number of home updating specialists in the area that may help you position your home for sale. If you don’t have time to put you home’s best kitchen forward, get a bid on what it would cost to update it the way you would like.
